Pitched roofing
Repair your tile roof without replacing good tile.
Concrete and clay tile can last 50 years or more. What usually fails first is the layer underneath, called underlayment, often at 15 to 25 years. If your tile is still sound, we lift it, replace that layer, and put your same tile back.
The hot sun hits south and west roof slopes the most. These spots may wear out first. A tile roof from the late 1990s or 2000s may have an old layer under the tile. Each job starts with a Free Roof Report. It shows if you need a new underlayment layer or a full new roof.
Keep the tile or replace the whole roof?
For a single leak or a few loose tiles, we treat it as a repair visit. While we are on the roof, we check the small parts that cause most tile leaks at the same time: pipe boots, vent collars, flashing, sealant, and any cracked or slipped tile nearby. Everything we find goes on your report, so you decide what to fix now and what can wait.
Sound tile can be used again. We lift and stack it, replace the old layer underneath, and put your same tile back.
Cracked or flaked tile can be hard to match, and an old tile shape may no longer be made. In that case, a full new roof may make more sense. We check the hot south and west slopes first, and your Free Roof Report shows which path fits your roof.
Solar panels on the roof? We plan the roof and panel work. See solar detach and reset.
Common questions
Get answers about tile roofs.
What can change the cost of tile underlayment?
We lift the tile and replace the old layer under it. Then we put the sound tile back. Roof size and slope can change the cost. So can broken tile or bad wood. Your written quote shows the price.
Can you put my old roof tile back?
Often, yes. We check the tile itself. Concrete and clay tile can last 50 years or more. The layer under it may wear out first. We can put sound tile back over a new layer. Cracked tile or a shape we cannot match may call for a new roof.
Do I need to be home for the tile roof check?
No. The free roof check takes 45 to 90 minutes. The work time will vary. It depends on roof size and how much tile must come off. We give you a work plan after the check.
Can you fix a tile roof under solar panels?
Yes. Tell us about the panels first. A solar detach and refit partner handles them. We plan that work with the roof work. See solar detach and reset for how that works.
Why does a good tile roof still leak?
The tile and the layer under it wear out at different times. Tile can last 50 years or more. The layer under it may last 15 to 25 years. That layer helps keep rain out. So the tile can look good while the old layer leaks.
